我希望房子鄰近公園,學區,購物中心這樣的生活環境;星期假日能有很好的休閒;不要有太多華人才能百分百全美語的學習.能符合這樣的條件只有東岸佛羅里達州的奧蘭多,有美麗的海岸,溫暖的氣候,又有全世界最好玩的樂園,迪士尼世界,環球影城,海洋公園等.的確有很多人在此投資渡假屋,這裡的房價以前真的不便宜而且房屋稅一年至少也要三四千美金,但受雷曼兄弟之賜這裡房價泡沫化一下子跌了七成,原本三十萬美金變成十萬美金的房子還乏人問津,一直到去年經濟才開始好轉.很幸運這個月買到了一間理想的房子完全符合我的條件,而且才美金七萬一約新台幣兩百一十萬.我的房子屬於中上的社區環境,美國最重要的就是居住社區的品質,環境不好有毒品交易犯罪率高即使房價再便宜也不能買. 房子是透天墅一樓有七十坪可停兩部車,二樓本身約有15坪的閣樓. 這樣的房子在台灣恐怕要幾千萬吧. 台灣房地產可以說是無政府狀態,房價炒作嚴重因為完全不必繳稅,在美國除了每年房屋稅外,賣房還要繳房價6%的仲介費 (but negotiable),外國投資客再加10%交易給州政府 (依各州規定),當然還要付closing fees,獲利不易所以就很少炒作,況且賣不出去每年還得繳很重的稅金,所以金融風暴才會房價慘跌,雖然房價跌一方面稅金減低,但另一方面投資虧本才是銀行法拍驟增的因素.

The home is in a very good condition, according to the house inspector. This kind of house in Taiwan will cost me 30-50 millions NTD about $1-1.7 millions US dollars. No kidding. The price of real estate is extremely high in my country. However, there is almost no taxes for the house. The agents can sell any price they want to. As a result, the price is getting higher and higher. I can't afford a house because I don't want to pay a lot of money in mortgage in the rest of my life. So, I have a vacation home in FL. Anytime I want to go and I just fly to there to enjoy my life. The most beautiful coast, the nicest weather, and the greatest entertainment in the world.
